Dataset 01 · England & Wales

Every private rental in your patch with a legal deadline on it.

Since 2018, F and G rated private rentals cannot lawfully be let. Government has confirmed a minimum of EPC C for private rented homes by 2030. We compile the properties this applies to, region by region, and refresh the list every month.

Who it's for

Three trades, three lists.

Each list is filtered for what that trade actually sells, then scored so the best prospects are at the top rather than buried at row 900.

V1

Energy assessors

Private rentals in your region whose EPC expires within the next 12 months. Every one needs a reassessment before it can be re-let, and most owners will not have diarised it.

From £29 / month per region
V2

Insulation installers

D–G rated private rentals whose certificate records uninsulated or poorly insulated walls or roofs, with the measure the assessor recommended and the EPC's own indicative cost band.

From £49 / month per region
V3

Heat pump installers

D–G rated private rentals off the mains gas grid, on oil, LPG or direct electric heating. The Boiler Upgrade Scheme population, filtered to properties that also have a 2030 problem.

From £49 / month per region

What you get

A spreadsheet you can work from on Monday morning.

One CSV per month, emailed on the 1st, plus a one-page summary of what changed since last time. Per property:

  • Full address and postcode
  • UPRN and map coordinates
  • Current EPC band and score, and the potential band
  • Lodgement, inspection and expiry dates
  • Tenure, property type, built form, age band, floor area
  • Main fuel, mains gas flag, heating description
  • Wall, roof, window and floor descriptions with efficiency ratings
  • The recommended measure, its indicative cost band and typical annual saving
  • Estimated annual running-cost saving, current versus potential
  • A priority score, so the list arrives sorted rather than raw

A region is one ceremonial county or combined authority — Norfolk, Kent, Greater Manchester. Large enough that there is fresh work in it every month, small enough to be your actual patch.

What's not in it

No owner names. No landlord phone numbers.

Why not

Not an oversight. The ownership registers that carry that information sit under a licence which prohibits marketing use, so we do not touch them and we do not sell them.

What you get is the property, the problem and the measure. The doorstep, the letter or the leaflet is yours — which is how most of this work is won anyway.

A question worth asking

If a supplier offers you the same data with landlord contact details attached, ask them which licence permits it.

It is a fair question and it has a short answer. We would rather tell you plainly what we cannot supply than have you find out after you have paid for it.

Honest limits

What the data can and cannot tell you.

An EPC records a property's condition on the day it was assessed, which may be years ago. So:

Tenure may have changed

Tenure reflects the position at assessment. Some of these properties have since been sold, or moved to owner-occupation.

Exemptions exist

A property may hold a valid MEES exemption. Exemptions are registered separately, and we flag where one may apply.

Work may be done

Ratings change. An owner may already have carried out the improvement the certificate recommends.

Every file carries these caveats in writing. We will never tell you a specific property is breaking the law, because the data does not support that claim — only that its latest certificate says what it says. That is the difference between a list that stands up and one that gets you a complaint.

Pricing

Published, because hiding it wastes your time and ours.

Paid by card. The monthly update renews monthly — no contract, no minimum term, cancel from your own account at any time. The baseline is a one-off, charged once per region.

Founding prices are locked for 12 months, for the first 10 subscribers in each trade, on a single region — and for founding subscribers the baseline is waived permanently.

The baseline file

Your first file is the entire qualifying stock in your region — every private rental whose latest certificate puts it in scope, accumulated over years of the register. It is delivered the day you subscribe, and it is priced as what it is: the largest single file we will ever send you. It is not a set-up fee.

The monthly update

From then on you are buying what changed: certificates newly lodged, certificates expiring inside the next 90 days, re-sorted priorities — and properties that received a new certificate since last month, which usually means someone else just won that job.

More territory

The per-region price falls as your patch grows.

Standard rates. The baseline is charged once per region — £249 for the first, £149 for each region after that, so three regions is £547 one-off and six is £994. Founding prices are single-region.

Multi-region files carry street-density ordering: each property shows the count of other flagged rentals within roughly 400 metres, and the file sorts by cluster — wider territory arrives as routes, not just rows. Clustering is geographic only; it never groups properties by owner.

Tell us your trade and your postcode area and we will send the top 25 scored properties for your patch. Full fields, no card, no call.

Regions open in sequence, and the first three are opening now. Email us with your trade and postcode area and we will send your sample the day your region is ready — and tell you honestly if it is not in the first wave. Which regions we build next is decided by what people ask for.
